No Commission

There is no doubt that a real estate agent offers homeowners a service that is beneficial when you sell your home the traditional way—however, the services they provide come at a hefty price. The going rate for agent fees is in the range of 5% to 6%. While that doesn’t sound like a large percentage, if you sell your home for $300,000, you’re talking about giving up $15,000–$18,000 to your agent. When we buy homes for cash in Colleyville, we don’t charge commission.

We Pay Cash for Houses

With cash transactions, banks never enter the picture when you sell your home to OutFactors. When the standard buyer is interested in your house, they have to go through the process of securing a bank loan, and that doesn’t always turn out the way you, or they, hope. We are Colleyville home cash buyers who deal only in cash, so you never have to worry about a bank’s decision in selling your home.

History of Colleyville, TX

Railroad Town to Thriving Suburb

Colleyville is a suburb of Fort Worth, Texas on State Highway 26 in northeastern Tarrant County. It is located in the heart of the Dallas Fort Worth metroplex, about 3.6 miles west of the DFW International Airport, and is well-known for its public safety, good amenities, and public schools.

Colleyville began as a rural community with the arrival of early settlers in the 1850s. Among the prominent individuals who settled in the area were Samuel C.H. Witten, one of the founding fathers of the Spring Garden community, Ryan Harrington, a Civil War veteran who bought land near the Pleasant Guide community in 1865, and William D. Cheek from Kentucky.

In the late 1880s, the St. Louis, Arkansas & Texas Railway established a rail line that ran between Fort Worth and Grapevine, which became known as the Cotton Belt Route. The new rail line bypassed the community of Bransford and instead ran through the small community named Red Rock. To be near the rail line and the economic opportunity it provided, the Bransford community, including the post office and general store of Felix G Bransford, was relocated to Red Rock in 1888. After the community of Bransford was abandoned, the small community of Red Rock was renamed, Bransford.

As was typical during that time, the railroad brought prosperity and the Bransford community soon became the largest community in the area with a livery stable, general stores, blacksmith shops, and a large hall which was shared by fraternal orders such as the Masons and Woodmen of the World.

During that time, four doctors resided in Bransford, one of them being Dr. Lilburn Howard Colley who was a native of Missouri. Dr. Colley served in the Union Army during the Civil War and after the war, he obtained his medical degree in Iowa in 1873. He and his wife moved to Texas in 1880 and eventually settled in Bransford soon after it was founded. Dr. Colley practiced medicine in the area for almost 40 years and became one of the best-known physicians in northeast Tarrant County. In 1914, a grocery store near Dr. Colley’s house was opened by Walter D. Couch and afterward, Colley’s name became associated with the community that developed around it, and the community was named Colleyville.

The earliest known reported population of Colleyville was during 1936 and accounted for 25 individuals with 2 businesses. Colleyville was incorporated on January 10, 1956, and has its boundaries at Bedford and Hurst on the south, Grapevine and Euless on the east, Southlake on the north, and Keller and North Richland Hills on the west. By 1958, the area’s population grew to 100.

Colleyville started as a predominantly rural and agricultural community, but through the years, it has experienced major residential and economic development. Residents and business owners settled in Colleyville because of its quiet, friendly, and rural atmosphere but that offered easy access to big-city amenities such as restaurants, shops, and service. The city grew rapidly in the 1980s with a population of about 6,700 in 1980 to over 12,000 by 1990. This period of growth continued for the next 20 years, and by 2010, the population of Colleyville exceeded 22,800 people.

Today, Colleyville is a thriving mature suburb that covers 13.22 square miles and has a population of approximately 27,000 people.
