Sell House As-Is

Often, Dallas Fort Worth home buyers expect a house to be move-in ready and don’t want to deal with renovations or repairs. That means that if your home needs a little work, you either have to invest in a property you’re no longer going to be living in or wait for someone willing to put in the money, time and effort themselves. Avoid High Commissions

Many people turn to agents when trying to sell their houses, and experienced agents may indeed be able to help you find a buyer. However, you’ll be missing out on a significant chunk of change once they take their 6% off the top, which translates into thousands of dollars. Since OutFactors buys homes for cash and buys directly, you will get all the money you’re due.

History of Van Alstyne, Texas

Railroad Town to Thriving Suburb

Van Alstyne is a far northern suburb of Dallas, Texas and a southern suburb of Sherman Texas, and is located both in Grayson and Collin Counties. Van Alstyne is about 12 miles south of Sherman and is bisected by State Highway 5, US Highway 75, and Farm to Market Road 121.

During the 1850s, settlers arrived in the area and established the community of Mantua. The Houston and Texas Central Railway bypassed Mantua in 1872 and instead, a new townsite was created that was named Van Alstyne. It is believed that the town was named after Maria Van Alstyne, the widow of railroad employee and stockholder William A. Van Alstyne. The town has the honor of being the only one in Grayson County named after a woman.

In 1873, the town established a post office and grew rapidly for the rest of the century. In 1890, Van Alstyne was incorporated and had 400 residents, two gristmills, a flour mill, a publication, and a college. The town had 1,940 inhabitants and several businesses in 1900, including a few banks, a grain elevator, a roller mill, and a chemical plant. The local semi-pro baseball team, the “Grays,” was founded in 1902 and has produced several professional baseball players.

Van Alstyne’s population decreased in the early 1900s, but it remained a bustling hub for the retail industry, banking, schools, and churches. In 1936, it had 1,453 citizens served by fifty-five businesses, including two banks and several stores. The population of the town dropped from 1,650 in 1948 to 1,608 in 1967, while the number of rated businesses rose from 42 to 45 over the same period. The town had 2,230 people and forty businesses by the mid-1970s, including motor homes and mattresses factories.

By 1980, the population of Van Alstyne declined slightly to a population of 1,860 and was home to 35 businesses, including plastics and aluminum manufacturing plants. By 1990, the population had rebounded to 2,090 residents and increased to over 2,500 by the year 2000. Over the next 10 years, the growth continued, and by the year 2010, Van Alstyne was home to over 3,000 people. The city is governed by a Council-Manager system and has a fire department, a police force, several parks, a public library, and a school students attend—the Van Alstyne Independent School District.

Today, Van Alstyne is a growing suburb that covers 5.33 square miles and has over 4,300 people who call the city home.
