History of Fairview, Texas

Farming Settlement to Rural Suburb

Fairview is a rural suburb of Dallas, Texas located near the intersection of Farm to Market Road 1378 and State Highway 5 about three miles south of McKinney in Collin County.

The area that would later become Fairview was first settled in the 1850s. The small community was predominantly farmers and ranchers attracted to the area by the good soil and availability of water. The Fairview community was adjacent to another farming community called Wetsel, which was named after Henry Wetsel. In the 1850s, Mr. Wetsel sold his grist and flour mill in McKinney and relocated to the Fairview area. Upon arriving in the Fairview area, Mr. Wetsel built a cabin on the Fisher and Sawyer stagecoach road that ran from Austin to the Red River that passed through the Fairview area.

In 1848, Houston & Texas Central Railroad was granted a charter to build an 872-mile long railway system that would run from Houston to Dallas and would continue to Denison. Actual construction did not commence until 1856, and after many challenges and delays, it arrived in the Fairview area in the 1870s on its way to McKinney and Denison. In 1908, the electric train rail line called the Interurban was established. It ran alongside the Houston & Texas Central rail line that connected Dallas to Sherman. Although the rail lines brought prosperity to many of the surrounding communities, they did little to change Fairview, which continued to be a small rural farming community.

In 1958, the communities of Wetsel and Fairview petitioned the county court for permission to incorporate. The petition was granted and in May 1958, the area’s 50 residents gathered at the Fairview Grocery to vote on officially creating the Town of Fairview. Of the 50 ballots cast, only 2 voted against incorporation, and so on May 12, 1958, the Fairview and Wetsel communities were formally joined and became the Town of Fairview.

The expansion of Dallas and nearby Plano that started in the 1960s spilled over to Fairview and by 1970, the population had blossomed to over 325 residents. Over the next 30 years, the growth of Fairview continued fueled by the explosive growth of Dallas and Plano, and by 2000, the population of Fairview was over 2,600.

Today, Fairview is an established rural suburban town that covers a total area of 8.7 square miles and has a population of over 9,100 residents.
