We make it easy to sell your home for cash and we will never make you jump through unnecessary hoops or fill out loads of paperwork. Below are some of the benefits our customers frequently cite for choosing us over the standard home-selling process.

No bank approval needed:

We pay cash for houses in Trophy Club so banks are never involved in the transaction. When you sell your home to us, we’ll close quickly, and we’ll make sure that everything goes smoothly. If you need to sell your house fast and without going through the bank approval process, just call OutFactors, and let’s get started!

No real estate agent commissions:

When you sell your house fast to OutFactors, we pay cash for houses without realtor commission. We know that when a home seller engages a realtor and sells their home using traditional methods, they are required to pay thousands of dollars in commission. These fees really add up and are usually between 5 and 6 percent of the gross sales price. That is a chunk of change! When you sell your house fast to OutFactors, you get all the money you’re due.

You don’t have to make repairs:

It isn’t unusual for prospective buyers to request extensive renovations and unreasonable upgrades before they’ll buy a home. As the seller, it can be expensive and frustrating to feel like you have to repair your home or spend money updating it just to sell it. When you sell to OutFactors, your Trophy Club home cash buyer, you don’t need to worry about any of those things. We’ll send you an offer for your home just the way it is and will never require you to make any changes before we buy it. We buy homes as-is!

No staging or showings:

Staging a home and showing it to potential buyers can be highly stressful, and it can seem like a waste of time when you know you’re going to move everything out soon anyway. OutFactors never requires sellers to stage their homes for us or even clean their homes beforehand. Even if your home needs a lot of repairs and upgrades, we’ll still send you cash for house offer for your home.

You choose the closing date:

When buyers and sellers can’t agree on a closing date, it causes major problems. Fortunately, when you sell to OutFactors, your Trophy Club home cash buyer, we always allow the seller to choose the closing date. Keep in mind that we can’t send you the cash for your home until we close, so you may decide to close speedily. However, we will never make you feel rushed into closing before you’re ready.

Move out when you’re ready:

When you choose OutFactors to buy your home, you won’t need to move out immediately. We provide a leaseback option so that you can stay living in the home for as long as you need. As you can see, selling to a quick home buyer like OutFactors takes all the aggravation out of the process and provides you with immediate cash. Many conscientious sellers are happy to discover how easy it is to get cash for houses in Trophy Club through OutFactors.

History of Trophy Club, Texas

Railroad Town to Affluent Suburb

Trophy Club, Texas is an affluent northern suburb of both Dallas and Fort Worth that is bordered by State Highway 114 with most of the city located inside Denton County with a small portion in Tarrant County.

Matilda and Charles Medlin, along with twenty other families, left Missouri in 1847 to settle along Denton Creek in Elizabethtown, Texas. However, the area experienced flooding, so the families decided to relocate to higher ground, now known as the current Trophy Club location.

The Texas and Pacific Railroad, which ran through modern-day Roanoke, Trophy Club, and Westlake to Fort Worth, is responsible for much of the city’s early history. When the railroad laid track through the area in 1881 as part of its push to build the first southern transcontinental rail line, it provided economic opportunity and growth to the area.

In 1973, Houston developers approached Westlake’s city council with plans to build an upscale planned community centered on a country club. Ben Hogan, a Texas golf legend, designed an eighteen-hole golf course, and the town’s name came from a proposal that the country club display Hogan’s golf trophy collection. According to legend, this is the only golf course Hogan ever designed. To provide water and sewer services to the soon-to-be-created residential development, the Denton County Municipal Utility District Number 1 was established in 1975. Upon completion of the water and sewer infrastructure, the master-planned residential community was built in 1977 that included an 18-hole golf course, a community swimming pool, tennis courts, and a clubhouse.

The town was developed over the next decade, and the community was incorporated on January 19, 1985, and by 1990, there were over 3,900 residents. James “Jim” P. Carter was the first Mayor of Trophy Club, serving from 1985 to 1999. The Planning and Zoning Commission of Trophy Club adopted a Comprehensive Land Use Plan in 1992, and in 1994, Jeff Beck purchased the remaining 1200 acres of undeveloped land in the community, ushering in a new era of growth. To expand the economic base of the community, the city established incentives to promote and support commercial businesses with funding provided by Sales and Use Tax.

The expansion and improvement of Trophy Club continued with the establishment of the Beck Elementary and Medlin Middle School opened in 1998. A year later, Trophy Club and Westlake formed a joint Department of Public Safety, and the Clock Tower and Harmony Park were dedicated. In Trophy Club, the 2000s were defined by the construction of parks, the opening of Byron Nelson High School, and the start of economic growth. The establishment of the Public Improvement District (PID) in 2009 accelerated residential development, allowing the town to initiate developing the Valley of Trophy Club.

Today, Trophy Club is a mature suburb of both Dallas and Fort Worth that covers 4.1 square miles with over 12,400 people who reside in the city.
