Deciding what upgrades to do and which ones to avoid is much trickier and will vary from house to house.  The general advice is to upgrade anything that is deteriorated to the point of being functionally obsolete or not functioning as intended.  The other consideration is upgrading anything that will give you a return on investment.  But keep in mind you will lose money on most upgrades.  Here are a few examples of potential upgrades to help guide you:

1. A kitchen that has cabinets that are 30 years old but are still in good functioning condition does not need to be upgraded.  Just make sure they are clean and you may consider refinishing/painting.

2.  An obsolete electrical panel that is not capable of safely serving a home with modern appliances would be considered functionally obsolete and the homeowner should consider upgrading.

3.  A water heater that is very old but functioning does not need to be upgraded.

4.  A bathroom that is very old and not in good condition might be a good candidate for an upgrade, especially if there is only one bathroom in the home.
